The construction process in today’s retail environment is a lengthy exercise in uniting several disparate groups in the common goal of completing your commercial construction project. The general contractor is responsible to the building owner for successful completion of all work in a timely manner. The general contractor meets with the owner’s representatives at regularly scheduled meetings at the job site to discuss progress of the work.  A contract between the owner and general contractor stipulates a series of progress payments on a schedule mutually agreed upon in advance. Typically, the owner will have an onsite inspector verifying the general contractor’s progress.  The general contractor is ultimately responsible for the coordination of all trade subcontractors and for maintaining the project’s progress on schedule.  Our clients and subcontractors depend upon the general contractor’s management abilities to fairly, economically, and expeditiously resolve any and all labor disputes and accommodate the design revisions that inevitably occur during any construction project.

The construction manager has only one focus, making sure that the property owner gets the very best job at the very best price. The construction manager acts as the owner’s agent and uses his expertise to take control of a project and see it through from the early states of design through completion to his client’s satisfaction. Construction management includes value engineering of project design and scope, or guiding the property owner through the tradeoffs in most design decisions to reach the most cost-effective solutions.

Construction management includes overall management of each step of construction, handling the scheduling, coordination and control of the labor forces, and the procurement of materials and equipment. Construction management includes financial management, or cost control, cash flow supervision and project financing, obtaining proper lien waivers and permits, and ensuring that the funding of each trade contractor’s contract is consistent with the contractor’s performance.

The construction manager is compensated with a mutually agreed upon percentage of the cost of the entire completed project. It is always in the construction manager’s interest to complete the project on time and under budget.
